SELLERS

Smart ways to price your Clark County home
Selling your Ohio home beings with understanding the market, and knowing how to make the most of your opportunities! Kim and Dave Marshall help sellers get top dollar for their homes throughout all market conditions. Here are some home pricing tips from The 2Marshalls!
A comparative market analysis is the first step in determining current market value. Kim and Dave Marshall will examine your home’s features, condition and amenities, and compare it to similar properties and sale prices in your area. This provides a target price range based upon what buyers are currently paying for homes like yours.
While The 2Marshalls will provide expert market guidance, the price of your home is your decision. Factors you should consider in setting the price include whether or not you are willing to make any needed repairs, improvements, or cosmetic upgrades. The better your home’s condition, the stronger its appeal to home buyers.
However, you should avoid over-spending on remodeling projects that may not provide a good return on investment. Kim and Dave Marshall will provide practical suggestions to help you attract the best offers on your home.
While it may be tempting to price your home high and test the market, this usually backfires! Over-pricing your home can cause buyers and real estate agents to avoid it. The first 30 days on the market are critical. If you do not capture buyer interest during this period, it becomes progressively harder to do so. Eventually, you may be forced to significantly reduce your price.
Please also keep in mind that most home buyers need mortgages, and mortgages require an appraisal. Even if you attract a buyer at an above-market price, the buyer’s financing could fall through if the appraisal falls short.
When your home is priced competitively, it can attract multiple offers that push up the final sales price! Correctly-priced homes attract the attention of serious buyers.
As your experienced real estate professionals, Kim and Dave Marshall will provide you with market facts and local insights to help you price your home correctly. You will enjoy the benefits of their proven marketing techniques and expert sales strategies!

PREPARING YOUR HOME FOR SHOWING

10 essential steps to prepare your home for a showing

Once your Clark County home is on the market, keeping it in show-ready condition is a must! By following these 10 essential steps from Kim and Dave Marshall, your home will be ready to impress buyers!

1. Kitchens must be sparkling clean. No dirty dishes in the sink; no clutter on the countertops. The appliances should be clean inside and out. The floor should be swept and mopped.

2. Bathrooms need to be shiny and fresh! Personal hygiene products should be out of sight. Tubs, sinks, toilets, faucets, shower doors and mirrors need to be gleaming. Display fresh guest towels.

3. Bedrooms must be free of clutter, dirty laundry, and personal products. The beds should be made. If you have faded or torn bed covers, replace them. Be sure to take your valuables with you. Children’s bedrooms should be clean and organized; it’s OK for a toy or two to be on display. Carpets should be freshly vacuumed.

4. Closets must be organized and free of clutter. If possible, have nothing stacked on the closet floors. Ideally, no closet should be more than half-full. Use cedar blocks to freshen up closets and storage areas.

5. Furniture throughout the home should be dust-free. Bookcases, televisions and shelving should be wiped down. Vacuum the carpeting or polish hardwood floors.

6. The laundry area should be neat and tidy. Wipe down the washer and dryer. Any clean, visible clothing should be folded and stacked. Be sure that any dirty laundry is out of sight.

7. Lights should be on throughout the home for a showing. Open blinds and curtains, unless the immediate view is undesirable. Light adds the impression of open space.

8. Pets must be out of harm’s way during a showing. Use a kennel or pet carrier to temporarily house your cat or dog, or take them along with you if possible. Make sure pet areas are free of hair and debris. Pet smells are a prime turnoff for home buyers, and some buyers may have allergies. Use baking soda in pet areas to reduce odors.

9. Keep your yard, walkway and driveway in excellent condition; they should be free of leaves, weeds, lawn clippings and cutter. Consider all exterior details, from your mailbox, to your exterior lighting, to your front door. Add decorative touches, such as potted flowers, for a splash of color. If your front yard is bland, consider a minor investment in landscaping to add curb appeal to your home.

10. The overall scent of your home should be fresh and pleasant. If weather allows, let in plenty of fresh air prior to a showing. Use mild air fresheners or diffusers to perk up a room. Use neutral, comforting scents like vanilla rather than heavy floral fragrances.
